Building Placement 

The building site is located near the center of Ryiadh, Saudi Arabia. It is a regularly shaped rectangular lot with dimensions 25m x 65m. The intention is to create a modular construction showroom for the Ethar Group. The building should be an exhibition place, and present what can be created from modules. Architectural Solution  The design is based on simplicity of the shapes and respects the used module technology. It utilizes movement of masses to create a dynamic and interesting space. An important part of this design is the creation of representative parterre. The space in front of the building includes a covered customers’ parking lot. The access to the main entrance is along walkways over a water area. There is a lawn and planted palms on the right hand side. There is also a secondary entrance from the back side of the lot with more parking spaces on the ground floor. The building is a three storey one with a covered atrium that runs along the whole height of the building. The main exhibition space is located in the atrium space on the second floor, where also the whole model home can be located. The space is opened and allows variability of the exposition. The design counts on placing of a seating and machines with refreshments in all spaces. There are also offices with employee areas, a conference room, a reception with its facilities, and a space for the project presentation on the ground floor. The exhibition space displays individual small-scale house models and the area to show information videos. Access to the other floors where the exhibition “tour” starts is by stairs or by using an elevator. The whole exhibition is located along the atrium circumference and divided into sections, where customers choose specific parts of the house, like kitchens, living rooms, bathrooms and so on. All this is exhibited in various versions, and the customers can try what they are interested in. The second floor focuses on the house aesthetics. The third floor displays technical details and items that will show specific designs and possibilities of used surfaces and materials to the clients. The whole exhibition “tour” ends in a conference room with a bar and seating. This is intended for discussions with clients and business making. The top storey also boasts a two-storey prayer-room with a washing area. The roof of the atrium is designed as a membrane that evokes an image of a tent fabric and thus points out the Arabian architectonic heritage. This approach has also been chosen in the design of the perforated facade. Design Solution  From the design standpoint the building has a modular structure composed from the constructional modules. The main load bearing structure is created by steel frames filled by sandwich panels. Matter of course is a quality heat insulation of all perimeter constructions that has been designed specifically for the local climatic conditions. The perimeter covering is constructed as a forefront facade made of the Alucobond, perforated white metal panels. The facade covers the whole mass of the building including windows, evokes a feeling of compactness, and prevents glare inside of the building. The inside wall surfaces are made of drywall with a plaster layer. The floors in the main exhibition area are made of travertine floor tiles, the other areas can have vinyl flooring that allows the use of ornaments and inlays. The whole atrium is covered by a membrane roof that lets diffused light through, but protects against the direct sunlight. The glazing of the facade openings is designed by using aluminum profiles that are ideal for these climatic conditions. The window sizes are standard, and the windows can be opened. The inner glazing of rest areas and windows to the atrium is again in aluminum frames, and the windows are designed as fixed (non-opening). The entrance doors should be a glass frameless sliding electric ones. A part of the design is also a folding wall made of perforated metal that would protect the entrance during sand storms. All glazing that is not covered by the perforated facade will be shielded by constructions in front of it. Building Technological Equipment  Two glassed-in elevators running along the atrium sides will be used for personal transport. Their size will be dimensioned with regard to the transport of larger exhibition objects. Two staircases have been designed - the main one connecting the exhibition areas, and the outside fire staircase that runs along the northern facade. The whole space is air-conditioned using a decentralized air-conditioning system - local air-conditioning units (fancoil). The advantage of this system is air-conditioning of each space separately according to different requirements. This system will also allow heating of the air during colder periods. The building will be connected to the technical infrastructure that is probably located under surrounding communications. Production process  The modules will be delivered to Ryiadh in the form of canned ceilings and floors, including the main wiring. On the site will be built all support columns, walls - partitions will be built as wall panels. External walls are made of polyurethane insulated panels, where aluminum windows and doors are inserted. Installation of sanitary, ventilation and additional wiring will be made during the main fase of construction and will be placed in walls or on ceilings, according to the project. First for construction of the modules must be built foundations. Manipulation equipment has to be ensured in the place for the preparation and placement of individual modules. Supply and installation of lifts, roof and utility lines as well. Landscaping and communication will be finished subsequently.
